Our company, “Liberty Estates, LLC”, is looking for a $40,000 loan from a private party. We will repay this loan at a 10% Apr. The loan will be secured with a first lien mortgage on a property that has a market value of $72,500, that property has been entirely remodeled and has a good tenant in place. Our net operating income from this property is $5,960 per year.
Our business is to buy, remodel, rent and manage foreclosed properties. We have been buying with our own money every property that we could for the last year and a half, however we are running out of cash and we would like to keep going and expand our business by buying more.
We are looking for a private party that would like to make more than a savings or CD account allows them to. In today’s market if you make 3 % from this type of account, it is probably the most you will get. That is why we are offering 10% to you. Instead of making the bank richer we would rather make you richer.
Also, we are not limited to $40,000. If you want to try with a smaller or a larger loan, we have many more properties that can be used as collateral; all of them are rented and rehabbed.
Here are the loan terms that we are looking for:
30 years amortization, 10 % Apr, no pre payment penalty, if you request a balloon payment we need a loan for a 2 year minimum period.
